Call The Roofer
Your roofing company will assess the damage immediately and provide a detailed assessment of what requires repair or replacement and an estimate of the cost. The report will also consider building code requirements, something you couldn’t possibly be expected to know.
Help You Understand Your Policy
Your insurance policy likely includes exceptions, exclusions and deductibles. It may also have provisions regarding roof repair versus replacement.
o Exceptions include the age of the roof. The older the roof, the less you may receive towards roof repair or a new roof. The policy may also refuse to pay for expensive materials like slate or copper roofs.
o Exclusions include items that void the insurance, like improper maintenance or negligence.
o A deductible requires you to pay the first X number of dollars towards repairs.
o Your insurance may cover repair, but not replacement.
Guide You Through Documentation of Your Claims
You’ll need to take photos of the damage and include our report. The roofing company will include an assessment of the gutters, window frames, door jambs and walls. They should also check your attic for leaks and check your foundation for leaks and cracks.

Here are some of the common terms used when discussing an insurance claim or policy. These definitions are our basic interpretations. Insured

Depreciation:
Decrease in the value of the property over time due to wear and tear. For example, your insurance company may only value your roof at half its replacement cost if it is 10 years into its expected 20-year life.
Hold-Back Payments
Your insurance company may withhold a portion of the claim settlement until the actual replacement cost has been determined, so as not to pay a larger amount than was needed.
Supplement / Supplemental Estimate:
The estimate of damage to a roof is just an estimate. The supplemental estimate covers any additional damages not in the original estimate. If, for example, the roofing company uncovers some previously unknown damage to the roof, the insured is entitled to have the additional damage repaired.
Mortgage Company
As long as you have a mortgage, you are not the sole owner of your house. Indeed, the lender may own more of the house than you do. Consequently, insurance companies sometimes issue checks to mortgage companies rather than the insured, because they have an interest in keeping up the value of the property. If the mortgage company is listed on the check, it is important to provide them with the documentation they need in order for repairs to begin.
